










We got called out to Equipment Share's corporate headquarters to deal with a real problem - a 10-year-old TPO flat roof that had developed multiple active leaks across a 140-square building. That's a lot of roof. And when you're talking about a corporate headquarters, water getting inside isn't just an inconvenience. It's a liability.
The decision was made to go with a silicone sealant system rather than a full tear-off and replacement. That matters for a few reasons. Silicone coatings bond directly to the existing TPO membrane, seal seams and penetrations, and handle ponding water better than almost any other coating material out there. For a building this size with multiple leak points, it was the right call - both from a performance standpoint and a cost standpoint.
The product we used was GacoFlex S4200, a 100% silicone, high-build coating. Every seam, pipe penetration, and problem area got hand-brushed with silicone first before the spray application went over the full surface. That detail work is where leaks get stopped for good. Skipping it and just rolling or spraying the field coat is how you end up back on a roof a year later.
What we ended up with was a clean, fully covered, bright white silicone roof backed by a 10-year warranty. The finished surface reflects heat, sheds water fast, and gives the building another decade of solid protection. From prep work at the seams all the way through the final spray pass, this one was done right.
