Commercial roofing is a different animal than a standard residential job. The stakes are higher, the square footage is larger, and the margin for error is basically zero. When a business owner needs a new roof, they need it done clean, done fast, and done in a way that won't have them calling someone back out in five years. That's exactly the kind of job we take seriously.

Here's what we were working with - a full tear-off on a commercial building, stripping everything down to bare decking before a single new shingle went down. We laid Grace Select ice-and-water barrier across the eaves and vulnerable areas first. That step matters a lot. It's the layer that sits between the deck and everything else, and skipping it or cutting corners there is how water finds its way inside years down the road.

From there, we staged the GAF Timberline HDZ shingles across the roof and got to work. The Timberline HDZ is one of the best shingles on the market right now - it has a larger nail zone than older designs, which means better hold and a tighter installation overall. It's also the shingle required to qualify for the GAF Golden Pledge warranty, which is exactly what this building ended up with. That's a 50-year warranty backed directly by the manufacturer. Not many roofing systems can offer that.

The Golden Pledge warranty is worth calling out specifically because it covers both materials and workmanship. Most standard warranties only cover materials. To even be eligible to offer the Golden Pledge, a contractor has to be factory-certified by GAF - it's not something every roofer can hand out. When we install under that warranty, GAF signs off on the job too. That kind of accountability doesn't happen by accident.

The aerial shots of the finished roof tell the whole story. Clean lines, consistent coursing edge to edge, and a dark charcoal color that looks sharp against the building's exterior. This is the kind of work that holds up for decades - and now it's got the paperwork to back it up.
